Late Policy

Rent is due on the 1st of each month.

If rent is unpaid after the 15th of the month, you will received a reminder via USPS or email.
If rent remains unpaid after the 30th of the month, you will receive a late notice via USPS or email. A non-refundable $10 late fee will also be added to your balance and your gate access will be restricted.

If rent remains unpaid after 45 days, you will receive a "notice before lien" via USPS or email and an over lock will be place on your unit.

If rent remains unpaid after 55 days, your lock will be cut off and your unit will be processed for disposal or auction.
If rent remains unpaid after 60 days, you will receive a final notice via USPS or email and an additional $20 late fee will be added to your balance. If you ever reach this point in the delinquency process, your rent will be increased to the current rate if you choose to remain a customer.

If rent remains unpaid after 80 days, and the contents of your unit are judged to be worth some amount of money that could offset your past due balance, an auction advertisement will be placed at www.marketplace.allaroundphilly.com. This will trigger an additional $30 advertisement fee.

If rent remains unpaid after 85 days, the auction bidding period will begin.

If rent remains unpaid after 90 days, your belongings are no longer your belongings and your lease with us is officially terminated. If contents of unit were judged to be of no substantial value, they will be disposed of. If an auction was held, the highest bidder is now the owner of your things.
